Tidying & De-cluttering
companies to prepare their home.  This often comes as a surprise to my clients
since the homes I sell tend to look really polished!  Fact is, that's just work by
the home sellers who are committed to following my tidying list you will hear me
say at least 4 times, DE-CLUTTER, DE-CLUTTER, DE-CLUTTER and DE-
CLUTTER.  There are many options if you have accumulated a lot of stuff over the
years; friends and family members for temporary storage, rent storage space or a
POD, hold a yard sale or my personal favorite give to charity.  Focusing your
efforts in the below area will yield a superior buyer experience.

  • Closets- no more than 1/3 full
  • Bathrooms- fresh fluffy linens with empty counters
  • Kitchens- 2/3 of counter space should be empty
  • Surfaces and open shelving should be practically cleared.
I know you love your collectibles, the photos of the kids and grand kids, the
comfortable worn chair that is finally broken in for maximum relaxation.  These
things are truly what make your home your own.  Well, when selling the goal is to
not make it look like your own.  The home is going to be theirs, the buyer.  The
same reasons you tidy up for my initial visit and put your home on the market
should also be extended and multiplied by three to the next buyer.  Buyer are
distracted or can't see past your personal items.  We want buyers to picture
themselves at the home.  I don't want you to think you need to take all of "you"
out of the home, but tidying up the daily living clutter is a must so buyers can see
your home's dimensions and features.  This allows buyers to envision how their
items and personal touches will look in the home
Also, remember, buyers are often swayed by their own agent views on the home.  Therefore we can't just worry about only impressing the
buyers but their agents as well.  As always, don't stress to much over this, when we meet, I'll let you know the most important things to focus
